Thames‑Coromandel District Council | Property & Facilities Manager
Are you a strategic property professional with a passion for shaping places that support communities and long‑term outcomes? We’re looking for an experienced Property & Facilities Manager to provide strategic leadership over Thames‑Coromandel District Council’s diverse and complex property portfolio.
About the Role
This senior role shapes how Council plans, manages and future‑proofs a portfolio of more than 800 properties, including over 150 buildings, heritage assets, reserves, and a wide mix of community, emergency and commercial leases.
Working closely with senior leaders across the organisation, you’ll provide trusted strategic advice and lead the development and delivery of Council’s property and facilities management approach. You’ll ensure the portfolio continues to support service delivery, community outcomes and financial sustainability, while maintaining high standards of operational performance.
Leading a small, skilled team, you’ll foster a collaborative, future‑focused environment and balance long‑term strategic thinking with practical delivery. You’ll also play a key role in significant redevelopment activity, including projects across Council’s administration buildings in Thames and Whangamatā.
Key focus areas include:
- Strategic review, optimisation and future‑proofing of Council’s property portfolio
- Development and implementation of property, facilities and fleet management strategies
- Leadership of a proactive, comprehensive facilities maintenance programme
- Contract management and performance monitoring of key property and facilities suppliers
- Building strong, value‑driven relationships with contractors, vendors, lessors and lessees
- Oversight and continuous improvement of property asset management plans
- Providing clear, evidence‑based advice to support decision‑making at all levels
About You
You’re a forward‑thinking property professional who is comfortable operating at both strategic and operational levels. You’re curious, solutions‑focused, and willing to challenge the status quo to improve how assets are managed and utilised.
You bring strong leadership capability, sound judgement, and the ability to influence across diverse stakeholder groups. You enjoy working in complex environments and are motivated by roles with visible impact.
To succeed in this role, you’ll bring:
- At least 5 years’ experience in property and/or facilities management, ideally within a public sector or complex asset environment
- Strong understanding of asset management principles and the ability to translate strategy into action
- Knowledge of relevant local government legislation, including the Reserves Act 1977 and Public Works Act 1981
- Proven experience leading projects and providing high‑quality strategic advice
- Demonstrated people leadership skills and a commitment to continuous improvement
- Experience with office refurbishments, redevelopment or portfolio transformation initiatives (highly desirable)
- A relevant tertiary qualification in property, law or a related discipline (advantageous)
